Once you have found and viewed a property you should pay the holding fee and apply to be referenced.
Anyone over 18, who is contributing towards the rent, must be referenced through an outside referencing company as a 'tenant'. You need to have income/pension/savings equal to 2.5 times the monthly rent. If your income is less than this or you have poor credit, some Landlords may accept a Guarantor or 6 months rent in advance.
If tenants are unable to show the required earnings or have poor credit, some Landlords may accept a Guarantor. A Guarantor will need to show income/pension/savings equal to 3 times the monthly rent.
A guarantor must have no history of Bankruptcy, IVA or CCJ.
Anyone over 18, who is living there and not contributing towards the rent, can choose not to be referenced and be named as a 'permitted occupant'. They need to be named on the tenancy agreement but will not have any rights within the tenancy and are there under the responsibility of the 'tenant'.
We'll let you know once you've passed all the reference checks and we'll arrange a date for meeting to sign the tenancy paperwork.
On the day you move in you will be asked:
-To sign a Tenancy Agreement
-To sign a Pet Agreement, Redec Agreement etc (if relevant)
-Pay a Deposit/Bond*
-Pay the first month rent in advance.
*This will be returned at the end of your tenancy, subject to the property being returned in an acceptable condition and with the agreement of the Landlord.
Rents are paid monthly in advance.
We will only accept 1 Holding Fee for this property, it will be removed from online marketing and we will not conduct further viewings once this is paid.
We will refund the holding deposit if:
- the landlord decides not to re-let the property,
- a move in date cannot be agreed within 15 days of this payment (unless otherwise agreed in writing).
We will retain the holding deposit if:
- you provide false or misleading information which affects your reference checks or our decision to let the property to you,
- if you fail a right to rent check,
- if you withdraw from the proposed agreement or fail to take all reasonable steps to enter an agreement within 15 days (unless otherwise agreed in writing).
As well as paying the rent, you may also be required to make the following permitted payments:
Before the tenancy starts (payable to WardHorne'):
Holding Deposit: 1 week's rent
Deposit: 1 calendar month's rent (or 5 weeks rent where pets are permitted)
During the tenancy (payable to WardHorne):
Payment of up to £30 if you want to change the tenancy agreement
Payment of uo to £50 for the reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
During the tenancy (payable to the provider) if permitted and applicable:
Utilities - gas, electricity, water
Communications - telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Other permitted payments:
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
