We continually up-date and improve our services and are justifiably proud of our commitment to providing the consistent, high quality and ethical residential letting service that our Landlords and their Tenants demand, many of whom come from personal recommendation. Great importance is attached to the control of landlords’ funds and the account systems are controlled and audited via computer software, custom written and fully supported by Axia Management Services based in Buckinghamshire.

We basically offer two services, although we try very hard to tailor these to the exact requirements of our landlords.

Tenant Find Only Service

  • Advising as to the likely rental income achievable
  • Advertising and generally marketing the property
  • Interviewing prospective tenants and taking up full references using a comprehensive tenant assessment service which includes credit and bad debt searches
  • Preparing the Tenancy Agreement necessary for the Landlord to gain protection of the relevant Rent and Housing Acts.
Standard Management Service

This is the “hassle-free” option and in addition to the Tenant Find Only services we offer..

  • Full accompanied viewings by the agent or appointed representative.
  • Liaising with the Landlord's mortgagees where necessary with regard to references and Tenancy Agreement.
  • Taking a deposit from the tenant to be held by the Agent as stakeholders until the end of the tenancy when the Property and contents have been checked for unfair wear and tear.
  • Collecting the rent monthly and paying over to the Landlord monthly less any fees or expenses due or incurred for the period. Payments will be made by direct bank transfer and a detailed rent statement is available on request.
  • Arranging with service companies (principally electricity and gas) for meter readings and advising them of the transfer of the service contracts to the tenant at the beginning of each tenancy.
  • Regular inspections of the property are carried out on a six monthly basis.
  • Co ordination of repair and maintenance including arranging for tradesmen to attend the property and obtaining estimates where necessary, checking that works have been completed and settling accounts from rents received.
  • Making payments on behalf of the Landlord from rents received for water rates, insurance premiums, etc. when authorised in writing to do so.
  • Compiling a Schedule of Condition and Inventory for the property, and checking same with the tenant at the beginning of the tenancy.
  • Carrying out a full property inspection and inventory check at the end of the tenancy and dealing with any matters relating to unfair wear and tear before releasing the tenant's deposit.
  • Forwarding any Landlord's mail that is received by us.
